Get the basic information

Land Surveying involves various activities such as design, measurements, calculations and creating plans and documents specific to a particular land survey. Land Surveyors are responsible for conducting these tasks to accurately assess and document the necessary information related to a property.

Absolutely, land surveyors are required to have a valid licence in order for their recordings to be legally binding. Conducting Cadastral (boundary) surveying activities without the appropriate licence is an offence in Victoria. At CRA Survey, we take pride in having three licensed professionals on our team who ensure the accuracy and legal compliance of everything we do.

Property surveys are commonly required for design and development purposes, as they provide plans of existing conditions. Additionally, surveyors can assist with other needs such as adverse possession claims, subdivisions, title re-establishment and determining the net lettable area of a property.

Each parcel of land is unique, and the feasibility of subdividing your property depends on various factors. It is recommended to consult your local council, as they have the authority to provide guidance and assess whether your property is eligible for subdivision. If your council supports the idea, we are here to assist you throughout the process.

Depending on your specific needs, different types of surveys may be necessary. Here are a few examples.

Re-establishment Surveys determine the position of your boundary fences or structures in relation to your title boundary.

A feature survey, meanwhile, creates a detailed plan that showcases the existing conditions of your property as well as adjoining properties. This type of survey is commonly used for design purposes.

And a site analysis survey provides a broader overview of your property, including surrounding areas, to support town planning applications. It helps identify the character and features of your neighbourhood by including neighbouring houses up to 50 metres on either side of your property.

We maintain a personal touch and offer individualised attention to each client, with staff that are specialised in each area. Additionally, we embrace the latest innovations in surveying technology, such as Digital Twin, which allows us to streamline processes and deliver efficient results, making us an ideal choice for your project, whether big or small. No job is too big or too small for our expert team.

If you still have unanswered questions or need further clarification, the CRA Survey team is just a phone call or email away. Our friendly team is ready to assist you and provide the information you’re looking for. Don’t hesitate to reach out to us and let us help you navigate through your surveying needs.

A Brief Guide to Land Surveying

Learn the difference between a boundary and a mortgage survey, etc.

Land surveying is the art and science of establishing or reestablishing corners, lines, boundaries, and monuments of real property (land) based upon recorded documents, historical evidence, and present standards of practice.
Topography is the study of the land surface. In particular, it lays the underlying foundation of a landscape. For example, topography refers to mountains, valleys, rivers, or craters on the surface.
Land surveyors plan, direct and conduct legal surveys to establish the location of real property boundaries, contours and other natural or human-made features, and prepare and maintain cross-sectional drawings, official plans, records and documents pertaining to these surveys.
A boundary is any natural or artificial separation marking the border of two adjacent properties. A natural boundary is one existing in nature such as a river, while an artificial boundary is one created by written conveyance.
Ordered by a lender or title insurer, a Residential MLS is intended to provide proof that certain improvements are actually located on the property as described in the legal description. The survey plat must show particular information discovered from measurements taken at a site, and not necessarily evidenced by public record.
